What Am I Doing Wrong

Hi everyone, first time poster here from AZ. Just did my first on-market deal for 10k assignment 2 months ago (was actually going to flip it but wound up assigning it).

Bit of background… I’ve been trying wholesaling on and off for 2.5yrs, have spent probably 5-10k at least in marketing, texting, cold calling, lists, mailers, hand-written mailers, etc. over that time span.

Recently I’ve made some connections in the SATX market for infill lots and houses. So as of 1-2 months ago I’ve been emailing, calling and texting nearly everyday. I’ve sent 6000 emails, made 4000 calls, and sent about 1000 texts. I’m getting some leads here and there but my main issue is sellers wanting too much for what they have. Anyone else notice this? Am I doing something wrong that I could improve?

I have infill lot and house leads, but these sellers want close to market value or a bit over… or they receive a super high offer 2yrs ago and want someone to beat that price.

For example an infill lot maybe worth $45k to an end buyer, the seller wants $44k and says he turned down other offers less than that. Others are houses worth $240-250k and sellers want that or will budge maybe 10-20k off retail value. Have one in PHX going through divorce where the zestimate is 475k and they want 550-600k, Any tips here? Any advice? Feels like I’m banging my head against a wall either for super small assignments (2.5-5k) or deals that go nowhere. Also if you’re in the AZ or SATX market lmk!!
